Four ways a brokerage pays you.

Every brokerage model trades split against what you get for it. Here’s how the common ones work, in general terms, and where Local Market sits. Your own agreement is the only number that counts.

ModelHow you’re paidWhere leads come fromLocal Market
Traditional splitA set share of each commission, often negotiated agent by agent.Mostly your own sphere; some offices share floor or portal leads.90/10 on every deal, no cap.

Every owner in your city on your desk, the reason to reach out, and the letter or email ready.

One agent per city.
Capped splitA split until you’ve paid a yearly cap, then a higher share, usually with per-deal fees after the cap.Your own; leads are usually bought separately.
Revenue shareA split or cap, plus a share of the brokerage’s revenue from agents you recruit.Your own; recruiting is part of the model.
TeamA share of each deal to the team lead, in exchange for the team’s leads and support. The team lead’s marketing.

General descriptions only. Terms vary by brokerage and by agent; check your own agreement.

The question isn’t only the split.

It’s what you keep, and where next year’s business comes from. A higher split with no leads leaves you farming alone; a team gives you leads and takes a large share. Local Market keeps 10% and gives you the whole city.
