FAQ

30 answers, before the call.

The questions agents ask most about the split, the move, their city and the desk. Anything else, ask Tim on the walkthrough.

Money

What is the split?

You keep 90% of the commission on every transaction and Local Market keeps 10%. That includes your own clients and every deal the platform finds you.

Is there a cap?

No. The split stays 90/10 for every deal, every year.

Are there any other fees?

Local Market is paid through its 10%. Anything else you would pay is written into the independent contractor agreement, which we go through line by line before you sign.

What do I pay for myself?

Your own E&O insurance and the marketing you send: letters, postage, printing and ads. The desk prepares and sends them; you decide how many.

How am I paid?

Through escrow, on a commission demand signed by the broker. You don’t wait on an office to cut a check.

Is there a referral fee on platform leads?

No. A lead the desk finds in your city is your lead, split 90/10 like any other deal.

Moving

What happens to my open escrows?

They close at your current brokerage. Moving doesn’t disturb a deal in progress.

Can I bring my listings?

A listing agreement is between your seller and your current brokerage, so it moves with your broker’s release and your seller’s agreement. We prepare the paperwork; the seller decides.

Does my license number change?

No. The change of responsible broker is filed with the California DRE online, and Local Market certifies it. Your license number stays the same.

How long does the move take?

Your desk is live the morning after you sign. Your license moves the day the broker certifies it in DRE eLicensing, and your first outreach goes out on day one. See the schedule.

Do I need my own E&O?

Yes. Agents carry their own E&O insurance and send the certificate when they sign.

What if I leave Local Market later?

Your listings go with you, subject to your sellers’ choice, and your city opens for another agent.

Your city

What does “one agent per city” mean?

Each city has one Local Market agent. While you hold it, no other Local Market agent works its leads. Exclusivity is a term of the independent contractor agreement.

How do I know if my city is open?

Search for it on Cities. Open cities can be reserved; held cities link to the agent’s live market site.

Can I hold more than one city?

Ask Tim on the call. It depends on the cities and on whether you already work both.

What about big cities?

Very large cities such as Los Angeles, San Francisco, San Jose, Oakland and Sacramento may be split into neighborhoods. We settle that on the call.

Leads and the desk

What is a lead here?

A reason to reach out to someone: an expired listing, a rental owner, a lot a builder would buy, a probate filing, a neighbor of a sale. See Lead sources.

Where does the data come from?

County public records, licensed data providers and the MLS, loaded for your city: parcels, owners on record, sales history and listings.

Who writes the letters and emails?

The desk drafts them from tested campaigns, on your letterhead and in your name. You approve before anything goes.

Do I have to use every campaign?

No. You choose which run in your city and how often.

Can I see the desk before I talk to anyone?

Yes. Build your city’s desk: real addresses in your city, invented people, and nothing you click sends anything.

Does it work on my phone?

Yes. The Docket, the Scoreboard, calls and approvals all work on a phone.

Teams

Can I build a team?

Yes. A Local Market agent can become a Lead Agent and add Team Agents in their city. See Teams.

How is a team paid?

Local Market keeps 10% of every team deal. The Lead Agent sets a team fee out of the remaining 90% in a signed Team Schedule, and escrow pays every share.

Can I use my own team name?

Yes: “[Surname] Team, powered by Local Market”, with Local Market shown as prominently as the team name, as California’s team-name rules require.
