Solo or team

Start solo. Build a team on your city’s leads.

Build a team the usual way and you hire first, then hunt for the business to feed it. Here the business comes first: your desk finds every lead in your city, and when there are more than you can call, you add the agents to work them.

On your own

Solo agent

You hold the city and work it yourself.

Who works the leads
You. The Docket puts every lead in your city in order each morning.
Your split
90/10 on every deal, no cap.
Your time
Calls, appointments and listings. The desk writes, sends and tracks.
When it fits
You want to stay hands-on, or you’re getting to know the platform before you add anyone.
With a team

Lead Agent

You hold the city and build the team that works it.

Who works the leads
Your Team Agents and you. You decide who gets which lead.
Your split
Local Market keeps 10% of every team deal. From the 90%, you set a team fee in a signed Team Schedule.
Your time
Your best listings, your team’s coaching, and the leads you keep for yourself.
When it fits
Your desk turns up more good leads than one person can call.

Same city, same desk, same split to Local Market. A team just puts more people on the leads your city already produces.

How a team grows here

Hire when the leads say so, not before.

  1. Solo

    Hold the city

You sign and your desk goes live the next morning. Every owner in your city is on it, with the reason to reach out.

  2. The signal

    The leads outgrow you

The Scoreboard shows who scanned, opened and came back, and how many you haven’t reached yet. When good leads wait days for a call, it’s time.

  3. Lead Agent

    Add your first Team Agent

They sign their own agreement with Local Market naming you as Lead Agent. You set the team fee. They start on leads you hand them, not a cold sphere.

  4. Routing

    Split the work

Give one agent the expireds, another the rental owners, or split by neighborhood. Keep the listings you want for yourself.

  5. Team

    Grow with the market

Every campaign keeps producing. Add an agent when the leads say so, never to go looking for business.

The team math

Where each dollar of a team deal goes.

Local Market keeps 10%. Of the other 90%, your team fee goes to you and the rest to the agent who closed it.

Your team, your numbers

You set the team fee; 35% is only a starting number. Nothing you type leaves this page.

Gross commission on team leads$250,000
Local Market’s 10%$25,000
Each Team Agent keeps$73,125
Your team fees a year$78,750

Arithmetic on your inputs, on top of your own production. It isn’t a projection or a promise of income; team leads still have to be worked and closed.

How a team runs

Your team, Local Market’s license.

Name

[Surname] Team, powered by Local Market

Your team name, with a team member’s name and license number and Local Market shown as prominently as the team name, as California’s team-name rules require.

Money

Your fee, out of the 90

Set in a signed Team Schedule. It can differ for team leads and for a Team Agent’s own clients, and a change applies only to transactions opened 30 or more days after it’s signed.

Leads

You decide who gets what

By type, area, rotation or performance, or by hand, and you can take back leads nobody is working. Leads remain Local Market’s, worked by your team.

Pay

Through escrow

Every share, yours included, is paid by escrow or by Local Market on the broker-signed demand. You never pay Team Agents yourself.

Agreements

Each agent signs their own

Every Team Agent signs an independent contractor agreement with Local Market that names you as Lead Agent. Local Market supervises every licensee.

Onboarding

The same next-day start

A Team Agent is onboarded like any agent: license moved the day they sign, working your leads the next morning. See the schedule.

In build Team desks: a seat for each Team Agent under your desk, routing rules, and commission demands that pay all three shares in one step. Until they ship, the broker sets up each team deal’s demand by hand.

If someone leaves

A Team Agent leaves: their own-sphere clients go with them. Team and platform listings stay with the team unless you agree otherwise, always subject to the seller’s choice.

The Lead Agent leaves: the Team Agents stay with Local Market, and the city may be offered to one of them.

Already run a team?

Bring it. Each of your agents signs their own agreement naming you as Lead Agent, and they move on the same next-day schedule.

The full terms are in section 2.5 and Schedules B and C of the independent contractor agreement, which we go through on the call.

Hold the city. Grow into the team.
