Leaving Sotheby’s? Here’s what changes.
Your split, your listings, your license and your city, from a California brokerage built for one agent per city.
The short answer
Sotheby’s International Realty offices are independently owned and operated, and each sets its own splits and fees, so the only comparison that means anything is yours.
At Local Market the terms are published: 90/10 on every deal, no cap, the same on deals the platform finds you. One agent holds each city, and the desk works every lead in it for them.
What changes
- Your split. 90/10 from day one. Run yours below.
- Where leads come from. Every owner in your city is on your desk, with the reason to reach out and the letter or email ready to approve.
- Your city. You hold it alone. No other Local Market agent works its leads.
What doesn’t
- Your open escrows close at your current brokerage.
- Your license number stays the same; only the responsible broker changes with the DRE.
- Your clients are your relationships. Listings move with a release and your seller’s agreement.
Your year, both ways.
Put in your real split and any fees. We’ll go through the agreement line by line on the call.
Nothing you type leaves this page. Use your real numbers; the result is only as good as they are.
Arithmetic on your inputs, before any deal the platform adds. It isn’t a projection or a promise of income. Your own E&O insurance and the marketing you send are yours to pay at any brokerage.
